Zakopane’s Luxury Rental Market 2024–2026: Occupancy, Accommodation Rates and Seasonality
An analysis of the market for short-term rentals, premium apartments, holiday homes and five-star hotels. As of October 2026.
Zakopane is strengthening its position as one of Poland’s leading mountain destinations, with luxury accommodation becoming an increasingly prominent part of the market. Options range from apartments overlooking the Tatra Mountains and private homes with saunas and hot tubs to five-star hotels offering extensive spa facilities, premium dining and concierge services. In this segment, prices depend not only on location, but also on privacy, the standard of furnishings and amenities, mountain views and the timing of the stay.
When analysing the market, it is essential to distinguish between average occupancy across the entire short-term rental market and the performance of exclusive properties. Publicly available data do not provide a single, comprehensive set of statistics covering only luxury homes and apartments in Zakopane. The analysis below therefore brings together market data, the results of one five-star hotel, information from the Tatra Chamber of Commerce (TIG) and real examples of advertised rates.
1. What is the average annual occupancy rate?
According to data from the analytics platform AirDNA, updated in October 2026, Zakopane’s short-term rental market has an average occupancy rate of around 52% of available nights. Between September 2025 and September 2026, this figure increased by 2% year on year. It reflects the broader short-term rental market, rather than the premium segment alone.
For investors, this means that the occupancy levels seen during winter school holidays, festive periods or summer weekends should not be assumed to continue throughout the year. High peak-season rates need to offset quieter months and cover property maintenance, cleaning, booking commissions and property management costs.
Specific operating figures are also available for five-star hotels. The Radisson Blu Hotel & Residences Zakopane complex reports room occupancy of 66% in 2024 and 68% in 2025, an increase of 2 percentage points. These figures relate to a single property, rather than an average for all five-star hotels in the town.

2. How much does a night in a luxury apartment, holiday home or five-star hotel cost?
Prices in the premium segment are significantly higher than the average across the accommodation market. In August 2026, local media, citing industry representatives, reported that the most exclusive apartments cost as much as PLN 5,000–7,000 per night over the long weekend, while double rooms in five-star hotels reached PLN 2,000–4,000 per night.
Indicative price ranges for investment planning are as follows:
| Accommodation type | Outside peak season | High season | Holiday periods and New Year’s Eve |
|---|---|---|---|
| Premium apartment for 2–4 guests | PLN 600–1,200 | PLN 1,200–2,500 | PLN 1,500–4,000+ |
| Large luxury apartment for 4–8 guests | PLN 1,000–2,000 | PLN 2,000–4,000 | PLN 3,000–7,000+ |
| Exclusive house or villa | PLN 1,500–3,000 | PLN 2,500–5,000 | PLN 4,000–10,000+ |
| Room in a five-star hotel | PLN 700–1,500 | PLN 1,200–2,500 | PLN 2,000–4,000+ |
These ranges are indicative figures for market analysis, rather than statistical averages of prices actually paid. The final price depends on the dates, length of stay, number of guests, availability, meal arrangements and booking conditions.
3. Seasonality – when does Zakopane generate the most revenue?
Zakopane’s rental market is seasonal, but demand is not limited to a single period. It is driven by winter school holidays, Christmas, New Year’s Eve, long weekends, summer holidays and weekend breaks.

Winter: December–March
High demand
Winter school holidays and the Christmas and New Year period command some of the highest rates. Stays that include New Year’s Eve and full weeks during the winter school holidays are particularly expensive.

Summer: July–August
High demand
The summer holidays attract families, groups of friends and international visitors. According to the Tatra Chamber of Commerce, occupancy at hotels, guesthouses and popular holiday accommodation reached as high as 100% in mid-August 2026.

Spring and autumn
Shoulder season
Outside long weekends and selected events, demand is less predictable. Competitive pricing, spa packages and attractive offers for couples can help improve occupancy during these periods.
Owners therefore need to balance maximising nightly rates against the risk of leaving nights unbooked. For luxury properties, it is particularly important to plan pricing in advance and adjust minimum-stay requirements to expected demand throughout the year.
4. How many tourists visit Zakopane, and what proportion are international guests?
The most comparable official data from Statistics Poland (GUS) relate to Tatra County, which includes Zakopane and neighbouring municipalities, rather than the town alone. According to preliminary figures presented by GUS, the number of tourists using accommodation establishments in Tatra County rose from around 2.3 million in 2024 to 2.9 million in 2025 – an increase of approximately 16.1%.
This does not mean that the same number of people visited Zakopane itself. The statistics do not capture all day visitors in the same way, and tourists may visit several towns during a single trip.
GUS data for the municipality of Zakopane itself show that around 210,500 international tourists stayed in registered accommodation establishments in 2024, accounting for more than 520,000 overnight stays. The number of international guests increased by around 24% compared with 2023.
Visitors from Arab countries are an important group among international guests, while Zakopane also attracts Slovaks, Hungarians, Czechs, Britons and Americans. During the summer of 2024, TIG estimated that Arab tourists accounted for around 9% of guests. These estimates relate to a specific period, rather than the annual share of international visitors.
In the premium segment, visitor numbers are only part of the picture: length of stay, group size and willingness to pay for additional services also matter. A house with a private spa, an apartment overlooking the Tatra Mountains or a hotel with concierge services can appeal to guests who prioritise quality and privacy over the lowest price.
5. Key takeaways for property owners and investors
Zakopane remains an attractive short-term rental market, but performance depends on management quality, location and seasonality. Average market occupancy of around 52% shows that profitability should not be calculated solely on the basis of New Year’s Eve or August rates. Meanwhile, occupancy of 66–68% at the five-star hotel analysed suggests that professional management and a recognisable brand can support more stable results.
