Zakopane 2021–2026: Luxury Property Prices Continue to Rise. How Much Do Apartments, Houses and Parking Spaces Cost?
Premium property market analysis | As of October 2026.
Zakopane has long been one of Poland’s most expensive property locations. The limited availability of attractive land, its exceptional setting at the foot of the Tatra Mountains, the growth of the holiday apartment market and demand for higher-standard properties mean that prices in prime locations match, and sometimes exceed, those in Poland’s largest cities. In August 2026, the average asking price for new-build apartments in Zakopane was approximately PLN 34,900/m², representing an increase of almost 12% over the year, according to BIG DATA RynekPierwotny.pl.
However, three market segments should be distinguished: apartments with a developer’s finish, fully finished and furnished turnkey apartments, and luxury houses and residences. Their prices reflect not only the standard of finish, but also location, mountain views, access to spa facilities, terraces, garages and the property’s intended use.
1. How did prices change between 2021 and 2026?
Historical data show a clear increase in the value of holiday apartments in Zakopane, although growth was uneven. According to analyses by Instytut Analiz Monitor Rynku Nieruchomości, the average price per square metre of new-build holiday apartments was approximately PLN 20,500 in 2021, rising to PLN 22,400 in 2022, PLN 24,700 in 2023 and PLN 25,300 in 2024.
| Year | Prices of new-build holiday apartments | Year-on-year change |
|---|---|---|
| 2021 | PLN 20,500/m² | — |
| 2022 | PLN 22,400/m² | +9.3% |
| 2023 | PLN 24,700/m² | +10.3% |
| 2024 | PLN 25,300/m² | +2.4% |
| 2025 | no comparable annual figure available | — |
| 2026 | approx. PLN 34,900/m² for new-build apartments currently on offer | approx. +12% YoY |
Sources: MRN, Podhale property market analysis; BIG DATA RynekPierwotny.pl. The 2026 figure represents the average asking price for new-build apartments, rather than the same category of holiday apartments covered by the 2021–2024 figures. It should therefore not be treated as a direct measure of annual price changes within the same segment.
Between 2021 and 2024, holiday apartment prices increased by approximately 23.4% in total. Particularly high asking prices for new developments in 2025 and 2026 further reinforced Zakopane’s position as Poland’s most expensive resort property market. However, not every property achieves these prices: average and median transaction prices also include older buildings, lower-standard properties and apartments without views of the Tatra Mountains.
2. Developer’s finish versus turnkey finish
In practice, a luxury property purchase should be assessed in terms of the total cost of making the property ready for use.
Apartment with a developer’s finish
PLN 20,500–30,000/m²
An indicative range for new developments; prime locations and premium properties may exceed PLN 30,000/m².

Turnkey apartment
PLN 25,000–40,000+/m²
An indicative range for premium apartments; the price depends on the quality of materials, furnishings and equipment, and the extent of fitted furniture.

Luxury house or mansion
PLN 15,000–30,000+/m²
An indicative asking-price range for new and luxury houses; the price also depends on the plot, architecture and views.
These ranges represent indicative market price levels, rather than a uniform set of transaction statistics. A developer’s finish may cover different scopes of completed work, while “turnkey” does not always include furniture, household appliances, decorative lighting or fully equipped bathrooms. Comparisons between offers should therefore take account of the actual handover specification.
3. Examples of current premium property prices
The following listings illustrate the wide range of prices in the local market.

These are asking prices, rather than confirmed sale prices. Listings may change, and the properties shown differ in their intended use, standard of finish and included furnishings and equipment.
4. How much does a parking space cost?
A parking space or garage can account for a significant part of the total purchase price, particularly in new apartment developments where the number of spaces is limited.
Transaction data for garages and parking spaces sold as separate units indicate that the median price in Zakopane over the 2022–2025 period was approximately PLN 60,000. The median was PLN 55,500 in 2024 and PLN 60,000 in 2025, an increase of around 8.1%. However, the number of transactions in individual years was small.
In modern premium developments, the price may depend on whether the buyer is purchasing a space in an underground car park, an outdoor parking space or an individual garage. When budgeting for a purchase, an indicative allowance of PLN 40,000–100,000 per space may therefore be appropriate, with prices for particularly desirable developments checked directly with the seller. Buyers should not automatically assume that parking is included in the apartment price.
5. What will determine prices in the coming years?
Zakopane’s luxury property market remains highly varied. Properties in desirable locations, with Tatra Mountain views, terraces, high-quality finishes and access to leisure facilities command the largest price premiums. In the house segment, the plot, privacy, architecture and suitability for year-round use are particularly important.
At the same time, high asking prices do not mean that every property will sell for the amount sought. In its 2025 analysis, Monitor Rynku Nieruchomości highlighted high supply, weaker demand and the need to negotiate prices on some listings.
In the coming years, the key factors will therefore include not only overall price growth, but also the quality of each development, finishing costs, parking availability, running costs and rental potential. For premium properties, price per square metre alone is not enough to assess the attractiveness of an investment.

Historical data come from market analyses, while the property examples are drawn from listings available in October 2026. Asking prices and transaction prices are not the same. In particular, the absence of a consistent, publicly available annual data series for luxury houses with developer’s and turnkey finishes prevents a reliable calculation of a single price-growth figure for this category over the entire 2021–2026 period.
